The Hideaway

Full project design is 90% complete. Harlequin Developments met with Escarfullery & Asociados on 19th January to discuss detailed design works, finishings and bill of quantities. All 3D model analysis and spatial studies have been completed; the Harlequin Hotels & Resorts team will now work with Harlequin Developments and Escarfullery to refine the operational components of the design. This is in order to ensure efficient running of the hotel and to maximise the guest experience of the facilities. Detailed design work for spa space will commence with ESPA early in the New Year.

Las Canas

A Wetland delimitation survey is being carried out to satisfy EIA requirements. River defence studies have been completed. Harlequin Developments and Harlequin Hotels & Resorts met with Escarfullery & Asociados on 18th January 2012 to review final conceptual design for Phase 1 and establish a working schedule for EIA studies.

Environmental studies for the EIA had been completed and introduced for permission for planning based on the new master plan design. The EIA studies were conducted again because additional land was purchased to expand facilities in line with brand growth. The new plan will enable Harlequin to deliver an even more attractive resort. Harlequin Developments met with Escarfullery & Asociados on 19th January to discuss detailed design works.

The Merricks Resort

The master plan is being developed in greater detail to assist the resolution of the 19 points of the conditions of planning in accordance with Town and Country planning requirements.

Additional reports needed by Town and Country planning are also in various stages of development, with some now complete. These are on track for the March 2012 submission, as scheduled by Harlequin Developments.

Procurement

Windows and doors ready for export, awaiting inspection in Miami
Gazebo being manufactured in Panama
"Enviroshake" tiles ready for dispatch from Canada
Sanitary ware (toilets, sinks, baths, etc.) have been ordered from China for the show homes

Challenges

Due to late delivery of ICF on site, installation did not commence until January 5th
Electrical installation to villa D caused 5 days delay on the super structure, but this was due to a learning process with a new method of construction. Lessons have been learned and procedures implemented on Villa F to overcome these issues
Awaiting water to be connected due to Barbados Water Authority awaiting water meters

Tender Processes

Roofing package tender was awarded first week of January
Mechanical contract out to tender

Programme

ICF to Villa D is behind programme due to late delivery to site
ICF to Villa F, same as above
A significant delay was caused by issues with delivery of ICF; however, the programme is currently being reworked to identify where this could be mitigated. One example is that ICF could be installed to all buildings at once

Work Carried Out

Block C scaffolding removal is 100% complete, which allows for the excavation of the piling mat
Block A demolition is 90% complete. Only the floor slab, foundations and 2 flights of the stair well remain. Completion of the demolition has been delayed by the existing live service connection to the switch gear in the bottom of the stair well. Barbados Light & Power are responsible for the current transformer on site and have not yet agreed a date when they can shut down. Upon disconnection, the final completion duration is expected to be 1 day

Design

Received mock-up room architectural drawings on site (20/12/11)
Received mock-up room interior designer drawings and specs on site (21/12/11)
Awaiting construction drawings
Awaiting MEP (mechanical, electrical and plumming) drawings
Civil Engineers, Adams Consulting International (ACI) are awaiting details of geotech (studies of the strata and earth make-up beneath the buildings) reports to finalise foundation designs
Location of mock-up room is confirmed Ocean G-1 / Beach 1-2
ACI requested to provide information for all structural elements to the mock-up rooms 009-HBH-RFI.

 

Procurement

Take offs are being completed for the mock up rooms
Harlequin Developments has received samples from the interior design team, NODA, and has begun the procurement of materials in order to build two show rooms to refine design and conduct checks

Tendering

Awaiting design for the foundations to block C and block A, but preliminary discussions have taken place regarding piling solutions with companies
Sign Station have been engaged for the installation of the signage to the hoarding
Complete mock-up room packages have been sent to two sub-contractors for pricing, both as labour only and material supply. Three sub-contractors have been selected to price the individual elements of each mock-up room

Programme

Demolition of block C is complete 3 weeks ahead of programme
Despite delays, Block A demolition is ahead of programme
